Buyer's Advantage Program
Buyer's Advantage Program
The Internet offers a wealth of information, but not knowledge or wisdom . If you're like most people, you'll perform self-directed online research for a period of time before getting the guidance of a Realtor. At that point, you may engage the services of the first Realtor you find who either a) appears to be not so annoying, or b) is the only one to answer his or her e-mail that day.
Or, some other people rely on the consumer-based real estate websites. When they come across homes that interest them, they contact the listing agents. These people sometimes believe that the listing agent is most knowledgeable about the house, so why not call him?
Hmm. With both of these approaches, you may be guaranteeing yourself the absolute lowest level of service. Do you think that Realtors offer the highest level of advice, service, and their unlisted properties to those who are contacting multiple agents willy nilly? Are you aware that the consumer-based real estate websites tend to be nothing more than lead-generation sites paid for by realtors? Have you ever contacted an agent about a home on these sites only to find out that it sold nine months ago and someone else is living in it?
There is a better way!
Just as smart home sellers commit to a single agent to aggressively market their homes, savvy home buyers commit to an agent to assert their best interests as well. Just as home sellers review the qualifications of listing agents to determine who to hire, savvy home buyers do the same thing. Market conditions are irrelevant. The best agent will navigate the way through any type of market condition.
My Buyers Advantage Program allows you to efficiently buy a home with professional, assertive representation.
- Buying new? You need someone on your side who is inside the real estate market for you. To engage a builder as an unrepresented buyer can be foolish. Or, an unrepresented buyer could be a dream come true, to an unscrupulous builder. Builders bake-in a marketing expense to their pricing, so you're not saving money by not using an agent.
- Relocating? Focus on your job. Let an experienced relocation specialist not only find you the right house at the right price, but orchestrate your family's transition into your new lifestyle in the western suburbs.
- Moving from the city? I know that you have friends who live in the western suburbs of Chicago. Their advice is well-intended; their opinions are useful. But the bottom line is: How many houses did your friend sell last year? Probably none. Get the advice from a true expert. Your life will get easier.
- Down-sizing? This scenario has its own set of unique variables. This is more than a house purchase. It's a significant lifestyle change.
How much do you pay for a house? As an active practitioner who is involved in more than one real estate transaction per week, I tend to have a more precise pulse on the market than someone who buys a house every five years. Moreover, my background as a real estate appraiser comes into play on each and every transaction. What are current market conditions? What direction is the market moving? Is the bank appraiser's opinion of value good enough? What improvements should I do to get the highest net return?
If a thorough, multi-faceted solution exists to satisfy every element of your home buying process and this service is available at no cost to you, why wouldn't you leverage it to your benefit?
