Soon-To-Be-On-Market In Hinsdale

by Bryan Bomba

In a town with an average asking price over $1,500,000, you know how difficult it is to find a great house for $649,900. Imagine being in-town Hinsdale as opposed to some outlying location. Imagine being in a walk to Metra train neighborhood where you are about 2 blocks from the station. Imagine living on a block made up of beautiful custom built homes-many of which are valued over $1,000,000.

313 Phillippa is all that and more!

Three bedrooms.

Three bathrooms.

Brick construction.

Good condition.

And it measures 2,238 square feet (according to the assessor). That is a lot of house for this price! Best of all, it is not yet on market. However, it will be soon.

The only way you can have access to this opportunity is through me. So contact Bryan@BryanBomba.com and I can get you in this house before any else sees it. Remember, if you snooze, you lose.

If you have been looking for a luxury home in the close-in suburbs of Chicago, you have definitely been considering Hinsdale...Right? It is common knowledge that the schools in Hinsdale, IL are impressive and high-ranking (just check the ISAT scores). Even given that set of noteworthy credentials, here is an opportunity for your kids to have a level of education that I can only describe as "off-the-chart". Let me explain.

While the elementary schools in Hinsdale, IL are commonly ranked and rated in the top 20 in Illinois, this home at 709 S. Bruner in Hinsdale IL, is serviced by two schools which have received the coveted blue ribbon awards by none other than Secretary Of Education, Arnie Duncan. The schools are Madison Elementary School and Hinsdale Middle School. And that is a BIG deal. Imagine being able to give your children a world class level of education where they can walk to school in a completely safe and beautiful environment like Hinsdale! No trains. No buses. You can drop them off via your car, if you would like, but they are so close, you need not do so.

And the best part is that these stellar schools are paid for by your real estate taxes. An education level like this would easily cost you $20,000 per year if you decided to go the private school route. Easy. Moreover, compared to other like-kind communities in the Chicago real estate market, the real estate tax liability is affordable and below average (in the luxury home category).

Take a look at this Google Map of Hinsdale. This could be your next new neighborhood. Could life get any more convenient or walkable? Did you notice the proximity to the commuter train depots? Parks? Schools?

Enough about the neighborhood, now it is time to talk about this house.

While it is clearly a newer home that was built in 2001, the owners (who I will affectionately refer to as perfectionists) have pampered this home to an extent that it's gently lived in character makes you think that the home is considerably newer than it is. Everyone who sees this home says so. Further, the owners have continually improved the home with such modifications ranging from professional decor to a new master bathroom. Every aspect of this amazing home has a "wow" factor in an elegant and understated kind of way.

So, if you are looking for a home in the Hinsdale area, this one cannot be beat at $1,449,000, In fact, look at what is on the MLS right now up to $1,600,000 and you still cannot find a better home. When you are ready to see this home for yourself, contact Bryan Bomba, the exclusive marketing agent for a private showing.

The Best-Feeling 6,000+ Square Foot Home You Have Seen

by Bryan Bomba

Start by looking at the interior tour of 761 Wilson in Hinsdale IL.  It feels like home.  While the first floor has ten foot ceilings, eight foot doors, ample window space and extremely generous-sized rooms, you get a warm and comfortable feeling from this home...everyone does.  And that is something very difficult to achieve when the house measures over 6,000 square feet plus the finished basement, plus the garage (per assessor).

How did the builder, Michael Was, do it?

I think that he started with understated, traditional roof lines.  While the street presence is definitely impressive, it is not intimidating.  It is approachable and somehow familiar.

The custom cabinet-maker, Joliet, used warm wood species, stains and glazes.  The Eagle windows are a double hung, simulated divided light design with top-mounted transoms.  All with the widest muntin bars possible.  That makes for excellent light infusion and appealing aesthetics.  The dark hardwoods augment this appearance as well.  Do you have any idea as to how this was achieved?  Better yet, if you have an interest in seeing for yourself, contact Bryan@BryanBomba.com for your private viewing.

Before I go, I would be remiss not to mention this important characteristic.  And this comes from someone who sees 100-125 homes every month.  761 Wilson has the best breakfast room in Hinsdale!

Two complete walls of glass.  The third wall is a fireplace wrapped in Joliet cabinet millwork.  The fourth side opens to the kitchen.  Breakfast rooms just do not get any happier than this.  Come see this one today!

An Excellent Home For A Metra Train Commuter In Hinsdale IL

by Bryan Bomba

If you are a train commuter, you would be the envy of your office if you live at 230 S. Quincy in Hinsdale Illinois. The map above has an "A" where this house is located. The blue icon to the left is the West Hinsdale train station. It's pretty unbelievable, isn't it? Imagine being the person at work who does not need:

  • a ride to work
  • a car for work
  • more than a minute to get to the Metra station

To further this dream, take a look at the West Hinsdale Metra train schedule.

If you have kids, you will be ecstatic to know that this home feeds into the blue ribbon-winning Madison Elementary School. Madison is walkable from this home as well.

All of this convenience can be yours for $649,900. And the interior virtual tour of 230 S. Quincy in Hinsdale IL looks even better in person than it does online. This is just an amazingly well-maintained home where every aesthetic decision was done in the strictest of good taste. From viewing the virtual tour, it is difficult to get a sense of scale regarding the master suite. Let me tell you that it is huge. There is a vaulted ceiling, hardwood floor, ample closet space and a private bathroom. The size is shocking and impressive, both at the same time.

All four bathrooms are updated.

Overall, it is just a clean house with a fresh and crisp look. Sometimes you've heard people exclaim that a house feels "happy". This is one of those homes! To see for yourself, contact Bryan Bomba the exclusive marketing agent to see this home today.

Walk To All Schools In Hinsdale!

by Bryan Bomba

Could this be the best block in all of Hinsdale for kids to walk to school? Take a look at this Google Map of Hinsdale to see where I am going with this. 608 S. Madison in Hinsdale is located directly across the street from Madison Elementary School. It is about two blocks form St. Isaac Jogues church and school. The home is conveniently situated about four or five blocks from Hinsdale Middle School. Hinsdale Central High School is extremely walk-able as it is just four blocks away. Pretty impressive, huh?

As you can see by the virtual tour of 608 South Madison Street in Hinsdale IL 60521, it is a well-kept newer house. The home was constructed in 2000 by Carlo Battaglia of Battaglia Homes, a local favorite. It has all the things you want and expect. Commercial kitchen and huge master suite. Nicely finished basement with above ground windows. Traditional brick and cedar construction.

If this seems like something that you would like to investigate further, let me know. If you are interested, it would be my pleasure to walk you through the home. Just ask! 630-455-8455.

New Coastal Style Home In Hinsdale IL

by Bryan Bomba Group

609 S. Bruner in Hinsdale IL is the coastal style home which everyone loves. The builder, Courtyard Builders, Inc. is an accomplished builder who is young enough to naturally interface with those for whom he is building. In other words, he lives the same way his customers do. So he builds homes in a way that today's families live.

Priced at $1,249,900, this new home is one of the few new home offerings available in-town Hinsdale right now. The home will be available to move in some time in the late Spring. As of today, the home is being framed. So there is still time to make custom modifications.

For the family on-the-go, this location in the 600 block of south Bruner could not be any more ideal. It is just a few blocks from the west Hinsdale train station; Madison grade school (Chicago magazine's top elementary school in DuPage County) & Dietz Park. It is one of the few very, very low traffic north/south streets in Hinsdale. Moreover, there are many families on the block with young children. You could not find a better place to raise a family.

If you have an interest in the finishes and details of the home, contact me directly. There are changes being made at the home on a daily basis so anything that I write today is likely to be obsolete tomorrow.

If you search for homes online, please use the previous link as opposed to one of those horrible consumer websites, like realtor.com, where the information is ancient. Also, if you have a question about any home you see, just email me and I will offer you intelligent inside-the-market commentary on it.

Newest & Best Home In Hinsdale For Under $1,000,000

by Bryan Bomba Group

Take a look at the interior of 632 S. Bruner in Hinsdale IL 60521 and it is easy to see that the design has definitely been influenced by someone with professional experience. Every color is spot on!

This is the newest and best home in this price category. Even after it was built in 2007, the owners have comprehensively given this home a face lift. And the physical condition is absolutely perfect. There is nothing for the new buyer to do except move right in. If the new buyer needs a home quickly, 632 Bruner in Hinsdale can be available almost immediately. Just ask.

In a town where the average home price is well over $1,000,000, this is an awesome example of an excellent value in today's market. It just must be seen to be appreciated.

In October of this year, Chicago Magazine has ranked the elementary schools in the entire Chicago Metropolitan area. The number one ranked grade school in DuPage County (where there is a significant amount of formidable competition) was Madison grade school in Hinsdale. Madison happens to be the grade school which services this home. Best yet, Madison elementary school is a quick and easy walk from 632 Bruner. Just for fun, you would have to pass Dietz Park to and from school each day.

Oh...if you have kids, this block is comprised of quite a few families with young children.

If you are considering a home purchase and this is your price range, you would be remiss not to see this home for yourself. If you have questions contact me at your convenience. It would be my pleasure to schedule your private viewing.
